How Guide Real Estate relates to the licensed brokerage services provided by Michael Simmons through Realty Wealth Advisors.

1. About Guide Real Estate

Guide Real Estate is a consumer-facing marketing brand. It is not itself a licensed real estate brokerage. The real estate brokerage services referenced on this site are provided by Michael Simmons, a licensed Indiana real estate broker affiliated with Realty Wealth Advisors.

2. Licensed Broker & Brokerage

Michael Simmons is licensed as a real estate broker by the Indiana Real Estate Commission and conducts licensed brokerage activity through Realty Wealth Advisors. Where this site refers to listing, marketing, or representing a property in a real estate transaction, those services are provided by Michael Simmons through Realty Wealth Advisors — not by Guide Real Estate as a separate brokerage.

3. Agency Relationships

Indiana law requires real estate licensees to disclose the type of agency relationship they have with the consumers they work with. Depending on the situation, Michael Simmons may act as a seller's agent, a buyer's agent, or, in some transactions, as a principal purchasing property directly. The applicable relationship will be disclosed in writing before entering into any agreement.

4. Buying Property Directly

In some cases, Guide Real Estate (through Michael Simmons) or an affiliated party may offer to purchase your property directly rather than list it on the open market. In that situation, the buyer is acting as a principal and not as your real estate agent. This role will be made clear so you can make an informed decision, and you are always free to seek independent advice.

5. No Guarantee of Value

Any estimate, offer, or opinion of value provided is not an appraisal and should not be relied upon as one. Property values depend on many factors, and you are encouraged to obtain independent valuations where appropriate.
