Questions homeowners ask us
Getting Started
What does it cost to talk to Guide?
Nothing. The conversation, the property review, and any offer we make are all free and come with no obligation.
Do I have to sell if I reach out?
No. Plenty of people contact us just to understand their options. If selling isn't right for you, we'll say so.
How fast will someone get back to me?
We reach out within one business day — usually the same day.
Your Options
Do you only make cash offers?
No. A cash offer is one of four paths. We can also buy on terms, help you list, or coach you toward maximizing your equity — whatever fits best.
Will I get a fair price?
We explain how we arrive at every number so you can compare it against your other options with clear eyes.
Do I need to make repairs first?
Not for a cash sale — we buy as-is. If you list, we'll point out only the repairs that genuinely affect your price.
Working With Guide
Are you a licensed real estate broker?
Yes. Michael Simmons is a licensed Indiana real estate broker affiliated with Realty Wealth Advisors, and Guide Real Estate is his consumer-facing brand. That means a traditional listing is available as one of your options, alongside buying your property directly.
What areas do you serve?
We're local to Central Indiana and the surrounding areas. If you're not sure whether you're in our area, just ask.
What does veteran-owned mean for me?
It means service and accountability aren't slogans here. We do what we say, we show up, and we treat your situation with respect.
Not Sure What to Do With Your Property?
Tell us what's going on. We'll help you understand your options.
